How much does an occasional lease with a notary cost?
Short answerOn the tenant's side an occasional lease costs roughly from 840 PLN to 940 PLN: 249–349 PLN for our documents plus the notarial deed, for which the notary cannot charge more than 1/10 of the minimum wage (in 2026 that is 480.60 PLN net, about 591 PLN with VAT, excluding fees for copies). The law office will give the exact amount.
What the cost consists of
| Item | Amount | Notes |
|---|---|---|
| The tenant's notarial deed (submission to enforcement) | up to 480.60 PLN net, approx. 591 PLN with VAT | limit under art. 19a para. 7; you pay the notary |
| Copies of the deed | a separate notary fee | usually a copy is needed for the landlord |
| Our documents: Basic version | 249 PLN | consent of the owner of the replacement premises without certification |
| Our documents: version with notarial certification | 349 PLN | when the landlord requires certification of the signature |
| Sending the original (parcel locker or courier) | 17 PLN | PDF by e-mail and pick-up at the law office at no extra charge |
| Express (original in the law office's parcel locker) | +100 PLN | when you are short of time |
| Total, basic scenario | approx. 840 PLN | without copies, with a PDF by e-mail |
| Total, with certification | approx. 940 PLN | without copies, with a PDF by e-mail |
Fee limit: 1/10 of 4,806 PLN (minimum wage from 1 January 2026) = 480.60 PLN; with 23% VAT approx. 591.14 PLN. The notary may charge less. We give the notary's amounts as an upper limit, not as a price.
What you do not pay for
- For the mere reporting of the lease to the tax office. The landlord reports it within 14 days of the start of the lease, free of charge.
- The deposit is not counted in the cost. It may be up to six times the monthly rent and is returned to you within a month of vacating the premises, after deduction of the landlord's claims.
How to reduce the cost
- Ask the landlord whether he or she requires certification of the signature of the owner of the replacement premises. If not, the Basic version is enough.
- Choose a PDF and pick-up at the law office instead of shipping.
- Ask the notary for the number of copies you really need.
When it is not for youThe amounts given for the notary are a statutory limit, not an offer from a particular law office. Always ask for the price before the visit.
Frequently asked questions
Can the notary charge more than 1/10 of the minimum wage?
Not for drawing up the tenant's declaration in the form of a notarial deed. The limit comes from art. 19a para. 7 of the Act. VAT and fees for copies may be added.
Who pays for the notarial deed, the tenant or the landlord?
The declaration is made by the tenant, so he or she usually pays. The parties may, however, agree otherwise.
Is the deposit part of the cost of an occasional lease?
No, the deposit is security and is refundable within a month of vacating the premises, after deduction of the landlord's claims. It cannot exceed six times the monthly rent.
